HDB season parking renewal is one of the most-Googled HDB tasks every month — partly because the portal moves between revisions and partly because the credit-card optimisation question matters for thousands of car-owning households. The good news: the 2026 process is simpler than it's been in years.

These are unchanged from the 2019 revision. Discounts apply for:

  • Multiple permits at same household: 50% off the second car / 25% off motorcycle
  • EV / Hybrid: No specific discount; same rates as ICE
  • Senior citizens (65+): Concession rates available; apply via HDB

Step-by-step: Renewing season parking

Two routes — both 100% online for 2026:

Route 1: HDB EZ-Carpark portal (most common)

  1. Go to services2.hdb.gov.sg/web/fi10/ezhdb
  2. Click "Login with Singpass"
  3. Authenticate with Singpass (Singpass app on mobile, or Singpass website)
  4. Dashboard shows current season parking permits
  5. Click "Renew" next to the permit you want to extend
  6. The system pre-fills:
    • Vehicle registration
    • Current carpark
    • Current rate
    • Payment method (if on file)
  7. Choose renewal period: 1 to 12 months
  8. Confirm payment method:
    • Credit/Debit card (Visa, MasterCard, Amex)
    • PayNow QR
    • eNETS bank transfer (DBS, OCBC, UOB, Standard Chartered, Maybank)
  9. Pay → confirmation screen
  10. Receive email confirmation; permit auto-extends in the system

Total time: 2–4 minutes if payment method is on file.

Route 2: OneMotoring (alternative)

OneMotoring also offers HDB season parking renewal as a sub-service:

  1. onemotoring.lta.gov.sg → Login with Singpass
  2. "Pay Fees, Fines and Taxes" → "Pay Season Parking"
  3. Same workflow as the HDB portal

OneMotoring is convenient if you're already there to renew road tax — handle both in one session.

Transfer season parking — permanent

When you move to a new HDB block:

  1. HDB portal → "My Carpark" → "Transfer Season Parking"
  2. Enter your new HDB block address
  3. The system shows available carparks near the new address
  4. Choose the carpark + parking type (surface / sheltered)
  5. The new monthly rate is shown
  6. Confirm — transfer effective from the next month

If the new rate is higher than your existing rate, the difference is charged. If lower, you receive credit (refund or applied to next month).

Timing: Permanent transfers complete in 1 working day. The system updates immediately, but the carpark gantry / wardens see the update on the next sync.

Transfer season parking — temporary

For short-term needs (e.g. living with parents, renovation period):

  1. HDB portal → "Temporary Transfer Season Parking"
  2. Enter the destination carpark address
  3. Specify the period (1 to 6 months)
  4. Pay the rate difference (if higher) or zero (if same / lower)
  5. Submit

Allowed reasons:

  • Caring for an aged parent
  • Renovation of own unit
  • Temporary relocation due to medical needs
  • Foreign students / professionals living temporarily

Not allowed:

  • Speculative parking at popular carparks
  • Repeated short-term transfers as a way to dodge full rates

Refund of unused season parking

If you sell your car or move overseas mid-season:

  1. HDB portal → "Cancel Season Parking" or "Refund Unused Months"
  2. Choose effective date
  3. Refund computed: unused full months × monthly rate
  4. Refund credited to your registered bank account in 3–5 working days

Catch: Refund only applies for unused full months. If you cancel on 15 March, the rest of March is forfeited.

Credit card cashback on HDB season parking

Several cards offer cashback on government / utility transactions:

Caveat: Some cards exclude government transactions from cashback. Always check the latest T&Cs of your specific card before counting on the rebate.

For a S$110/month season parking permit:

  • 5% cashback = S$5.50/month savings
  • 12 months = S$66/year savings

Worth optimising for, but don't switch to an inferior card just for parking cashback.

Renewing for 1 vs 12 months

Most owners pick 12 months for simplicity. But:

1-month renewal:

  • Maintains flexibility (e.g. selling car soon)
  • More admin (renew monthly)
  • No discount for shorter periods

12-month renewal:

  • Single transaction
  • Same total cost (no monthly discount; just 12 × monthly rate)
  • Risk: if you sell the car after 6 months, the unused 6 months can be refunded but with admin fees

For most owners with stable car ownership, 12 months is more convenient and identical in price.

Common HDB season parking mistakes

  • Forgetting to renew before expiry. You'll get parking summons for "no valid season parking" — typically S$50–$80 each. Set a calendar reminder.
  • Using AXS / SAM after they were phased out. Most physical kiosks now redirect to the online portal. Use the portal directly.
  • Mixing car and motorcycle permits in one transaction. Each vehicle has its own permit; renew separately.
  • Assuming sheltered = covered. "Sheltered" in HDB carpark terminology means the parking lot is in a multi-storey carpark with roof covering. Surface carparks may have minimal roof.
  • Trying to share a permit between cars. Each permit is tied to one specific vehicle registration. Switching cars requires a transfer.

Special concession schemes

Senior citizens (65+): Apply for senior concession via HDB. Rate is reduced ~30% with proof of age (NRIC).

Disability schemes: People with mobility disabilities can apply for designated parking lots near home/destination, with reduced rates. Apply through SG Enable.

EV charging-included permits: Some new HDB carparks have EV-only permits with bundled charging. Rate is higher (S$130–$160/month) but includes overnight charging.

Multi-vehicle households: First permit at full rate; second permit at 50% off (car) / 25% off (motorcycle). Limited to two permits per address.
