What is the Proximity Housing Grant (PHG)?expand_more
The Proximity Housing Grant (PHG) is for resale flats only. Families receive $30,000 if they live with their parents/children in the same flat, or $20,000 if they live near (within 4 km). Singles receive $15,000 (live with) or $10,000 (live near). PHG has no income ceiling and is available to both first-time and second-time buyers.
What is the CPF Housing Grant for resale flats?expand_more
The CPF Housing Grant (often called Family or Singles Grant) is for resale flats only. First-time Singapore Citizen families receive $80,000 for a 2–4 room flat or $50,000 for a 5-room / Executive flat, subject to the $14,000/month income ceiling. First-time SC singles aged 35+ receive $40,000 for a 2–4 room flat or $25,000 for a 5-room flat, subject to the $7,000/month ceiling. These grants stack with EHG and PHG.
Can I get grants for a BTO flat?expand_more
Yes, first-time BTO applicants can receive the Enhanced CPF Housing Grant (EHG) of up to $120,000. However, the CPF Housing Grant (Family Grant) and Proximity Housing Grant (PHG) are only available for resale flat purchases. For BTOs, the EHG is the primary grant available.
Do I qualify for grants if I previously owned an HDB flat?expand_more
Second-time buyers have limited grant options. You are not eligible for EHG or the CPF Housing Grant. However, you may still qualify for the Proximity Housing Grant (PHG — up to $30,000 for families living with parents) when buying a resale flat. Separately, the Step-Up CPF Housing Grant of $15,000 is available for specific second-timer upgrading scenarios (2- or 3-room to 3-room) — this calculator does not currently compute Step-Up; check hdb.gov.sg for eligibility.
